Because of Arizona’s temperate year-round climate, Arizona has high travel demand, even in the heat of summer. Properties with pools do exceptionally well year-round as some travelers will pay significantly more for short term rentals with a pool, no matter the time of year. This also works to drive up occupancy during the hot summer months. Properties with a pool are three times more likely to be occupied during Arizona’s slow season than properties that do not have a pool.

Things to Consider When Investing in Short Term Rentals
When investing in STRs, be sure to make an informed decision. Take into considering the following tips when making a STR investment:
Location- the very first step in the process is identifying a location that has high traveler demand year-round. This means choosing a place with a steady demand without extreme seasonality
Cash on Cash Return - Be sure you have an understanding of a realistic Cash on Cash return you would like to accomplish with your STR investment. Having this number before you start the buying process will help you rule out properties that do not hit this metric.
Cost to Furnish - If you are buying a luxury unit, you need to furnish it with luxury furnishings (and this can get expensive quickly!). If you are buying an economy unit, basic furnishings will work. Be sure you consider the cost to furnish your property when running your metrics.
Cost to Manage- If you do not plan on managing the property yourself be sure to work in the cost of property management into your numbers. Most STR managers charge around 20% of the top line revenue. If you plan on self-managing be sure you understand just how much work goes into this.
Long-term Appreciation- I highly advise investing in areas that have long-term appreciation potential. Otherwise you could get stuck with a property that is underwater.
Market Saturation- How saturated is the market that you plan on investing in? Be sure to look at the quantity of rental in your immediate area. For example, an area like Scottsdale, Arizona is highly saturated. Contrast this to an area like Glendale, Arizona. Glendale, Arizona is an excellent place to invest in STR properties due to the high demand and low saturation.
Local Regulations- be sure you do extremely in-depth research on the market regulations in the area. Do not break any laws by running your STR. Additionally, be sure to do research on the potential for future regulations.
Potential for Long-term rental use- Be sure to hedge your bets by purchasing a property that would also cash-flow as a long-term rental. In the case your STR isn’t profitable, you could easily convert it to a long-term rental if you purchase correctly on the front-end of the transaction.

Markets like Peoria, Arizona, on the other hand, have extremely high long-term potential as the demand for that market is growing and the market saturation is very low.

Common Misconceptions when investing in STRs
As a real estate agent who represents STR investors, there are common misconceptions about investing in STRs that everyone should be aware of:
It is easy money— it’s not! Purchasing, setting up, and running a STR is extremely time intensive and takes a lot of dedication to do right.
It’s “mailbox” money - see above! STR investing is hands on. There is no way to “set it and forget it”
Any property can work as a STR-absolutely not! Be sure to check the HOA, local regulations, and local demand. Not every property is created equal
STRs are just a trend- wrong! STR investing is here to stay, especially here in Arizona as it brings in hundreds of thousands of dollars in tax revenue every year.
Short Term Rentals are a pain- not true. Yes, they can be a pain to manage. But with the right systems in place, you can automate a lot of the daily tasks.
It is important to do your due diligence when purchasing a short term rental. I have worked with countless STR investors who believed they could “get rich quick” by simply purchasing a SFR and listing it on a STR booking site.
This is why it is imperative to work with a Short Term Rental Real Estate agent who has experience in the short-term rental market. STR in Real Estate is an abbreviation for “Short-term Rental”. STR is often used to referred to properties that are listed on Airbnb, VRBO, Google Homes, or any other vacation rental platform. STR is a growing trend amongst real estate investors as STRs can offer a high return on investment with relatively low start-up costs. STR can also be referred to as STRs, which is simply the plural version of the abbreviation — short term rentals
The term “short-term rental” is a relatively new term amongst investors and has gained notoriety with the rise in popularity of Airbnb and VRBO. Short term rental investing is becoming a major source of income for real estate investors as the cash on cash returns that a property can provide is normally unmatched by other long-established real estate investing means.
Even in high interest rate environments, short term rentals have the potential to cash-flow and provide investors with a great return on investment. If a property is able to cash-flow in high-interest rate environments the long-term potential for that property is exceptional as the owner can refinance once the rates come back down.
