As a real estate agent, I have seen countless for sale by owner transactions go wrong due to a lack of home selling experience and knowledge by home owners attempting to sell their home by owner. If you are wanting to sell your house by owner, here are some handy tips that can help you list and maximize the profit on your property. As a seasoned real estate agent, here are my tips for anyone wanting to sell their house by owner in Arizona:

  1. Take inventory of any maintenance items that need attention. When selling your home you need to be sure that it is both presentable and in tip-top shape. Take inventory of all the items that needs fixed in your home and schedule a time to get the repairs down by a qualified professional.

  2. Get your legal ducks in a row. Be sure to research which disclosure forms and information you need to provide. Do not get yourself into legal trouble— do your due diligence!

  3. Clean! I’m not talking about a simple wipe down… hire a professional cleaning company and deep clean your entire house— baseboards, ceiling fans, air vents, etc should all be spotless.

  4. Price your home fairly. Do market research via online tools to figure out how much your home should sell for at fair market value. Caution: If your list your home too high above market value it will sit on the market for an extended period of time. Homes that sit on the market for a long time have a significantly less likelihood of selling.

  6. Market your home to buyers: Use online platforms and signage to market your home to potential buyers. .

  7. Negotiate your offers. Remember, you can negotiate your sales price with buyers! Be willing to negotiate and be fair with buyers, especially highly qualified ones.

  8. Close the sale! Close the sale and collect your commissions.
