I work with you to understand your goals, find the right price for your house, and market your home. The price is not a guess and it is not a wish — it is read off what has actually sold nearby, what is sitting on the market and why, and where your home fits between the two.

Once we agree on where the house sits, we decide together what is worth doing before the photos are taken. Sometimes that is nothing at all. Sometimes a small amount of work changes which bracket the home competes in.

Traditionally it is anywhere between 60 and 90 days for a home to be on the market before the sale closes, though many factors affect this including the price, market demand, and location.
